The Trustees of Brookscroft Management Ltd. welcome
you to your new home and hope you will find these
reminder notes helpful.
The covenant you signed at the time of purchase
regulates your relationship with Brookscroft Management
Ltd. A copy of the covenant should be with your Deeds and
hopefully your Solicitor gave you a copy with other house
documents.Brookscroft is a private estate with amenity
lands, (roads, parking bays, footpaths, grass, shrubs and
trees). These lands are owned by Brookscroft Management
Ltd. They are empowered to make regulations to maintain
the standard and appearance of the amenity land. Trustees
are elected or re-elected at a triennial General Meeting
and there is provision for Special General Meetings to be
held should 30 or more Plot Owners so desire.
Your annual garden rate is used to run the estate through the
employment of a managing agent. It covers the annual cost
of cleaning and maintaining the amenity land, lighting,
water rate on standpipes, repairs and any other related
expenses. A reserve is held for less frequent expenditure
such as roads repairs. A budget account for the coming
year is circulated annually to all plot holders.
Please help us to maintain the standards and
appearance of Brookscroft by adhering to the covenant and
parking regulations. You may find the following reminders
helpful:-
1.
You must always obtain prior permission of the Trustees
before making any changes to the exterior appearance of
the property. This includes windows, walls, fences and
porches. Failure to obtain permission may lead to
difficulties at a later date.
2.
You must always obtain prior permission of the Trustees
to place skips, receptacles, building or other materials
on any part of the amenity lands
3.
You must observe the PARKING restrictions .
4.
You must not erect external aerials including satellite
dishes (except plot numbers 45 to 55).
5.
Ball games must not be played on amenity lands.
Please be
considerate to others by:
a.
Driving carefully and using your garage, (parking spaces
are for visitors).
b.
Not depositing Garden rubbish or other waste or allowing
dogs to foul the amenity lands.
Finally, report any
acts of vandalism to the Police immediately on
0181.649.1400 or 1221. Repairs are costly and incur a
charge in your garden rate.
