Looking after Brookscroft for you
The Trustees of Brookscroft Management Ltd understand that you may become a tenant of a property on Brookscroft and would like to welcome you to the area.

Your Landlord will be required to sign a covenant which will regulate their relationship with Brookscroft Management Ltd (BML) who are responsible for the upkeep of the area. Freeholders on Brookscroft pay an annual garden rate to BML and you will no doubt be paying towards that cost as a portion of your rent. Whilst you personally will not be required to sign the covenant, you will however be bound by the terms of this agreement. The notes below are intended as a guide to the terms and conditions of the covenant.

Brookscroft is a private estate with amenity lands (the term amenity lands covers roads, parking bays, footpaths, grass, shrubs and trees). These lands are owned by Brookscroft Management Ltd who are empowered to make regulations to maintain the standard and appearance of them. Nothing on Brookscroft is council maintained with the exception of household refuse. Therefore each owner pays a garden rate which covers the cost of:

  • Cleaning the roads, parking bays, footpaths, grass, shrubs and trees
  • Repairs to roads, parking bays, footpaths, grass, shrubs and trees
  • Lighting roads and garage areas
  • Providing water to standpipes in garage areas
  • Repairing damage caused by vandalism

We hope that you find the amenity lands attractive and that you will help to maintain the standards and appearance of the area. This you can do by adhering to the terms of the covenant and by abiding by the parking regulations. The main points to remember are:

  1. Always obtain prior permission of the Trustees through your landlord before making any changes to the exterior appearance of the property. This includes windows, porches, conservatories, walls & fences. Also sheds, hedges over 2 metres high and anything else that may affect you neighbours.
  2. Always obtain prior permission of the Trustees through your Landlord to place skips, receptacles, building or other materials on any part of the amenity land.
  3. Always observe the parking restrictions.
  4. Except numbers 45 to 55, never erect external aerials, including satellite dishes on the building or in the garden, (Cable Television is available.)
  5. Never play or allow ball games to be played on amenity lands.

Finally, please be considerate to others by:

  • Driving carefully and using your garage, (parking spaces are for visitors).
  • Not depositing Garden rubbish or other waste.
  • Not allowing dogs to foul the amenity lands.
