Notes for Prospective Purchasers of Property on Brookscroft
   

The Trustees of Brookscroft Management Ltd understand that you are close to purchasing a property on Brookscroft. The covenant you will be required to sign regulates your relationship with Brookscroft Management Ltd. Whilst it is important that you read and understand the covenant, we hope that you will find these brief notes helpful.


Brookscroft is a private estate with amenity lands, (roads, parking bays, footpaths, grass, shrubs and trees) . These lands are owned by Brookscroft Management Ltd who are empowered to make regulations to maintain the standard and appearance of the amenity lands. Trustees are elected or re-elected at a triennial General Meeting and there is provision for Special General Meetings to be held should 30 or more Plot Owners so desire.

You will be required to sign a covenant and pay a garden rate which affords you rights, including rights of use and access to your property. The rate is used to run the estate through the employment of a managing agent. It covers the annual cost of cleaning and maintaining the amenity lands, lighting, water rate on standpipes, repairs and any other related expenses. A reserve is held for less frequent expenditure such as road repairs etc. A budget account for the coming year is circulated annually to all plot owners.

We hope that the appearance of the amenity lands helped to attract you to this area and that if you become an owner you will help us to maintain the standards and appear ance of the area. This you can do by adhering to the parking regulations and covenant which requires you to:

  • Always obtain prior permission of the Trustees before making any changes to the exterior appearance of the property. This includes windows, walls, fences and porches. Failure to obtain permission may lead to difficulties at a later date. It is in your interest to ensure prior to purchase that no unauthorised alterations have taken place.

  • Always obtain prior permission of the Trustees to place skips, receptacles, building or other materials on any part of the amenity land.

  • Always observe the PARKING restrictions.

  • Never erect external aerials including satellite dishes (except plot numbers 45 to 55).

  • Never play ball games on amenity lands.

  • Please be considerate to others by:

  • Driving carefully and using your garage, (parking spaces are for visitors).

  • Not depositing Garden rubbish or other waste.

  • Not allowing dogs to foul the amenity lands.
