Specification for the Maintenance of Brookscroft Amenity areas
   
It is 20 years since the original maintenance contract was drawn up.
At that time the estate was new. It is now a mature estate.
This new contract is intended to address the needs of maintaining an
established estate.
Lawns - Cutting 2 cuts April
4 cuts May, June, July, August, & September.
3 cuts October
1 cut November.
Total 26 cuts.
Lawns - Edging At fortnightly intervals from mid-May to September with one edge mid-April and one approximately last week in November.
Lawns - Straight Edge To all lawns in February /March.
Lawns - Selective Weed Kill Apply late April and early May, two applications. Advise Managing Agents of exact date of treatment in advance.
Lawns - Guidelines It is recognised that the trees and poor soil behind numbers 1 to 16 prevent the area from being maintained to the same appearance as other areas of grass. Even so, it should receive the same treatment. Shrubs - Borders, Beds and around base of Trees. Fork in spring & autumn. Keep free of weeds and litter throughout season. Exceptionally, a moderate amount of growth around the base of trees behind numbers 1 to 16 should be left to enhance the appearance of the area.
Shrubs - General pruning Prune shrubs at appropriate times to prevent them outgrowing their positions and to maintain a good balanced shape, thin growths and remove all dead wood. Ensure that they are cut back sufficiently to allow for seasonal growth around signs and light bollards.
Shrubs - Hard pruning As the estate matures, normal pruning will not always be sufficient to keep shrubs to a manageable height or prevent them encroaching over the footpath. To avoid mass hard pruning, which would be detrimental to the appearance of the estate, the Directors will each autumn provide details of shrubs are to be hard pruned by the following spring.
Additional Weeding Saplings and binder weed have become a pest as the estate has matured. Saplings should be dug out in the spring. Binder weed should be treated with special weed killer at the appropriate time.
Young Trees Water shoots as necessary. Check ties and stakes on young trees every three months. Replace where necessary and slacken ties where tree stem girth has expanded. Where necessary, prune to maintain good balanced head and remove dead wood.
Established Trees New growth overhanging footpaths should be maintained at just above head height.
Paths, steps, garage areas and roads Sweep or blow at two weekly intervals January to end of October and weekly November and December. Remove leaves, litter and all rubbish. Leaf Clearance. From the second week in October to the end of December; clear leaves from lawns, beds, paths and garage areas. Do not ignore leaves blown into borders.
Gritting and salting Following a fall of snow or during icy conditions, apply salt and grit to roads, paths, and garage areas but as a matter of priority, carry out this work to sloping footpaths and roadways and potentially dangerous areas such as steps. Salt and grit provided at extra cost.
Weed killing in Paths Treat paths with total weed killer where necessary.
Yew Tree Way The Bank is heavily infected with bindweed that penetrates into the gardens of the two houses at the top of the Bank. To reduce penetration to a minimum, the top three feet of the bank must be treated with a strong weed killer in April and September. Where necessary, remove bindweed by hand. Treatment should commencing at the start of the garden fence nearest to the front of number 62 and end at the steps at the front of number 85. The lower edge of the bank should be strimmed to create a neat border about three feet wide. Strimming to coincide with lawn cutting. The area between the lower and upper borders to be left to develop naturally with minimal attention to prevent growth encroaching the borders. Any major work to be
