is a copy of the budget approved by your trustee
directors for the coming year. The garden rate will be £240.00, payable in equal installments of £120.00,
one now and the other at the beginning of May 1999. This
represents a small increase of 3.5%.
In the previous year we had two particular items of
expenditure - tree surgery and road/garage forecourt
repairs. These items did not allow us to place any
surplus into the reserves which we would normally do each
year. This coming year we will need to allow for further
tree works but expect to place a reasonable sum into the
company's reserves.
LOW LEVEL LIGHTING. Your directors continue to maintain the
low level lighting including repairs of damage, all too
often, caused by vandals. Do please call the police,
0181.649.1400 (or 1221), if you see anyone damaging these
lights. As lamps fail, the top units are refurbished
using the revised design thought up by your directors
(the manufacturer no longer produces spares having
introduced an entirely different and more expensive
bollard ). The new lamps are of a higher wattage than the
failed ones, but of lower operating temperature, thus
increasing the life of the clear top plastic cylinder.
Please advise any director should a lamp cease working
due to lamp failure or vandalism.
We also invite Plot Owners who would like to see
additional lighting to put forward proposals. There may
be a simple solution at a modest cost that the Plot
Owners affected would be prepared to share. The Directors
would accept the cost of maintenance thereafter.
PARKING. Last year every house received a parking
regulations (dated August 1992). Every prospective
purchaser of a property is given a copy of the parking
regulations before they sign the covenant and a 'Welcome'
letter is delivered to every new purchaser. We hope that
people live on Brookscroft because they like the
appearance of the area. We are therefore concerned that
some residents still park vans etc. on the roads; that
some still park on pavements and grass verges; that some
still park inconsiderately and block the exit or exit
view of others residents; that some do not use their
garage but occupy spaces intended for visitors. We do our
best to persuade people to abide by the parking
regulation but if they persist in ignoring them we have
no alternative than to employ the services a solicitor, a
service which is a burden on the garden rate.
Inconsiderate parking is proving to be positively
dangerous in some areas (particularly near the fire
hydrants) and the Fire Brigade/Police can remove vehicles
if necessary. The situation can only be improved if
residents co-operate by using their garages.
TAPS IN GARAGE AREAS. The water standpipes in the garage areas
will again be turned off as winter approaches to prevent
frost damage and save unnecessary expense in repairs.
CABLE COMMUNICATION. Installation is now complete and a site
snagging survey with Brookscroft Management Ltd. has been
scheduled to ensure that damage to paths and borders is
repaired as soon as practical. There then follows a two
year period when latent defects can be rectified at
Telewest's expense. Brookscroft Management Ltd. will
follow this closely on your behalf.
GARDEN MAINTENANCE. Garden maintenance on Brookscroft is
carried out to a specific schedule by a contractor under
the control of the managing agents Michael Keith &
Co. The contract is let annually to the company which is
most competitive in their bid for work to the schedule.

BALL GAMES. To protect and preserve grass areas

not played in such areas.
